ibkid i asked: I formed a Nevada LLC to hold my rental properties in Nevada. I live in California where I have all the mails forwarded to me.
1. Where should I claim as my principal place of business? I can do either Nevada or California.
2. Do I need a CA business license? All the properties are in NV and all the rental transactions are in NV. I do nothing in CA other than record keeping, accounting, as I live in CA.

MJF asked: Before my uncle passed away he recorded a deed specifying myself and 2 others as joint owners of his property. My uncles girlfriend has lived there with him for years (free-loading) while he was alive and now since he has passed we would like her to move out. She has never contributed to the home in anyway, nor payed rent. Since she is not paying rent, is she considered a squatter? What rights does she have? We have given her a notice to vacate which we feel she will disregard. How do we go about getting her out of the property?
Another twist to this question – one of the other parties on the deed is her son who wants to get bought out of the property. Does his tie to the property give her any rights to stay there?
